NW 103rd ST & Lincoln PCC Reconstruction Project
NW 103rd STREET AND LINCOLN AVENUE PCC RECONSTRUCTION PROJECT
This project will reconstruct the highlighted portions of NW 103rd Street and Lincoln Avenue shown above. The existing street will be removed and replaced with a 7-inch concrete slab on a 6-inch rock base. Longitudinal subdrain behind the curbs, driveway approaches between the back of curb and front of sidewalk and storm sewer structures within the project limits will also be constructed as part of the overall improvements. The four stages of construction necessary to minimize periods of no access to individual properties are shown as different colors on the above image. In an attempt to reduce the overall duration of the project, work on Saturdays is required. The City has awarded a contract to Sternquist Construction of Indianola in the amount of $673,811.93 to construct the proposed improvements.
7/18/14 - The PURPLE stage of construction is expected to be reopened by the end of day today. The Contractor will subsequently close the GREEN stage beginning next Monday morning July 21st. The first work item on this final stage will be removing and replacing a storm sewer line on the north side of the road.
Private utility companies will remain on-site on Lincoln Avenue replacing their lines in the City R-O-W. Sod will be placed at a later date once this work is completed.
7/11/14 - The ORANGE stage of construction was reopened earlier this week. Sod in this area has been delayed to allow private utility companies to reestablish their facilities underground in the City R-O-W.
Paving of the PURPLE stage originally scheduled for today has been delayed because of rain. The Contractor will attempt to complete this pour tomorrow (Saturday 7/12), but with rain chances still in the weekend forecast the work may be delayed again until early next week. After the new pavement has cured, remaining work items on this stage will include backfill, mailbox placement and sod.
7/3/14 - The ORANGE stage of construction will be reopened to local residents later today. Access to and from NW 100th Street should be reestablished sometime next week after the Contractor completes backfilling and sets mailboxes.
Subdrain work resumed yesterday on the PURPLE stage. Rock subbase will be placed next week prior to mainline paving.
6/27/14 - Rain this week slowed progress on both the ORANGE and PURPLE stages of construction. The Contractor will need a few more dry days next week on the ORANGE stage to construct sidewalk at the intersection of NW 100th Place and Lincoln Avenue and reset mailboxes prior to reopening this stage.
Once the PURPLE stage dries out, subdrain construction will be completed prior to placing the rock subbase. With the persistent wet conditions and short holiday week coming up, it is unlikely that the PURPLE stage will be paved prior to next weekend as originally planned. The Contractor is not expected to be on site next Friday the 4th or Saturday the 5th.
6/20/14 - The Contractor completed driveway approaches on the ORANGE stage this week. Remaining work items here include sidewalk construction at intersections, curb backfill, mailbox placement and sod. A final determination regarding placement of sod on this stage will be made based on an extended weather forecast. If high temperatures and humid conditions are expected to persist, the sod may be deferred until later in the project to ensure better chances of establishment and survival. With continued dry conditions, the Contractor is hopeful that this stage can be reopened by the end of next week.
All pavement has been removed from the PURPLE stage of construction. The Contractor will continue next week with grading, preparation of subgrade and subdrain construction.
6/12/14 - The BLUE stage of construction has been reopened to residents in the area. It is the contractor’s responsibility to maintain the newly sodded areas for a period of approximately 30 days to ensure that the grass is established. During this maintenance period, the Contractor will complete additional waterings and a first mowing of the grass.
With the reopening of the BLUE stage, the contractor has elected to close the PURPLE stage of construction beginning next Monday, June 16th. Residents in the affected area will need to park their vehicles on adjacent streets for the duration of construction once the closure is in place (approximately four to six weeks dependent on weather).
The mainline pavement in the ORANGE stage of construction is scheduled to be paved tomorrow. Once completed, remaining work items on this stage will include driveway replacement, sidewalk ramp construction, mailbox placement and sod.
6/6/14 - The contractor anticipates being able to complete the remaining work items and reopen the BLUE stage of construction early next week. Progress on the ORANGE stage was slowed a bit last week due to rain but work will continue with additional grading and subdrain installation prior to the placement of rock subbase.
Once the BLUE stage reopens, the Contractor will look to close the PURPLE stage of construction and once again stagger their work efforts between two stages. The tentative closure date for the PURPLE stage is Monday, June 16th. This date is largely dependent on weather and how work proceeds on the ORANGE stage next week. Once the date is finalized, residents directly affected by this new stage of construction will receive additional notification from the Contractor prior to the road being closed.
5/30/14 - Work progressed this week on both end stages of the project. Remaining work items on the BLUE stage now that the mainline has been paved include driveway replacement, curb backfill, mailbox placement and sod. The existing pavement on the ORANGE stage of construction has been removed and work will continue next week with additional grading, intake reconstruction and subdrain installation. Work on either of the two remaining stages cannot begin until the BLUE stage of construction is reopened.
5/22/14 - The Contractor will be closing the ORANGE stage of construction next Tuesday morning, May 27th. Residents in the affected area will need to park their vehicles on adjacent streets for the duration of construction once the closure is in place (approximately four to six weeks dependent on weather). During this time, mail will be delivered to the temporary location at the north end of NW 101st Street.
With the improved weather conditions, good progress was made this week on the BLUE stage of construction. The rock subbase has been placed and is expected to be trimmed yet this week with mainline paving expected to follow early next week. The Contractor may be on-site this Saturday, but no work is expected next Monday on Memorial Day.
5/15/14 – Unfortunately because of persistent rains and cool temperatures, the site has been too wet for the Contractor to work this week. Subdrain installation and placement of rock subbase will proceed as conditions allow. Because of this delay, the Contractor is not expecting to be able to close the ORANGE stage of construction and begin work in that area until Tuesday, May 27th.
5/9/14 – Work will continue next week on the BLUE stage of construction with additional grading and the installation of subdrain. The Contractor is tentatively looking at starting work on the ORANGE stage of construction on Monday, May 19th. Residents directly affected by this stage of construction will receive additional notification from the Contractor prior to the road being closed.
Reminder to all residents in the work area – please place your garbage toters at the end of your driveway on regularly scheduled collection days.
5/1/14 - Due to inclement weather this week, the Contractor has elected to delay starting work on the BLUE phase of construction until next Monday, May 5th.
4/25/14 – Sternquist Construction has elected to start work on the BLUE stage of construction beginning next Monday, April 28th. Once removals have started, residents in this stage will not have access to their driveways until work is completed. Again, an approximate timeframe for completion is four to six weeks dependent on weather.
4/17/14 – Work to-date on the project has been performed by private utility companies relocating their facilities that are in conflict with the proposed construction. It is anticipated that this work may be completed the week of April 21st allowing Sternquist Construction (Contractor) to mobilize to the site and begin construction on Monday, April 28th.
Once the site is available, the Contractor has indicated they will close and construct the BLUE stage of construction and then follow approximately two weeks later with a closure of the ORANGE stage of construction. As a result, construction on these two stages will be going on at the same time. It is anticipated that these two stages of construction will take a total of approximately six weeks to complete dependent on weather. The April 28th start date is still subject to change. Residents who reside in a specific stage of construction will be given at least 48-hours advance notification of street closures.
